Qualification Criteria For Rental Renting

 

Before filling out an application, please review our list of criteria below. If you feel you meet the criteria, please apply because we would be happy to rent to you. Also, if you have any questions or concerns, feel free to ask. Note, if you have completed an application in Zillow, we do not review the application unless you have toured the home and have completed our application as well. 

Everyone over the age of 18 must complete, sign, and submit their own application. ALL AREAS MUST BE FILLED IN!  Incorrect or misinformation will disqualify you as a prospective renter. If you fail to disclose properly, such as number of occupants or pets or any other information as requested on this application, you will be disqualified and if found after lease start date, your lease will be terminated.
 

An investigative consumer report fee and criminal check, if permitted by law, is paid directly to the provider and will be used for the purpose of running credit and eviction reports to determine eligibility.
 

You must provide a government-issued photo ID.  A driver's license or State issued ID card, a Passport, or a Green Card, and a Social Security card are required.  Note: Military cards are not accepted.
 

1. You must have a credit history that demonstrates a willingness to pay financial obligations on time. If your FICO score is below 670, then your application may be declined if permitted by law.  
 

2. You must have no records of eviction. 
 

3. We require favorable responses from references and previous Landlords. All references will be contacted.
 

4. Employment History and Sufficient Income:  We require a minimum of two years of stable employment history and a monthly income of 2.8 times the rent in total household income (before taxes, including income from all adults). Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self-employment, must be verified through tax records.  Part-time jobs may be considered if employed at the job for one year or more. The application must not show any gap in the last two years employment history. If gaps due to full-time student or disability, enter the information in the application and put $1.00 or disability earnings for income.  

5. Proof of Income: Most recent two paystubs or an official letter from your employer on company letterhead should be attached to the application.  For self-employed 1099 applicants, your tax returns and 6 months' bank statements and/or 1099s are needed. For all applicants, we require the first two pages of the last filed tax returns. 
 

6. Proof of funds: Last month or two bank statements for each applicant is required.

7. Rental history must be verifiable from unbiased sources. If you're related by blood or marriage to one of the previous Landlord(s) listed, or your rental history does not include at least two previous Landlords, your application may be declined. Rental history should show the ability to pay rent with similar utility payments. 
 

8. We require a complete actual bank statement.
 

9. You will be denied if you have a conviction or any type of crime that would be considered a threat to the property or the ability of other residents to enjoy the premises peacefully.
 

10. An up-front payment of security deposit is required by cashier's check or money order or cleared Electronic Funds Transfer when signing a rental contract.
 

11. Applications are accepted on a “FIRST COME, FIRST SERVED BASIS” 
 

12. All of our properties are smoke-free. There is no smoking allowed anywhere on the property, inside or outside, including patio, porches, front and back yards.
 

13. If the property allows pets, we will require pet rent, which is $50 a month per pet.  Pet insurance, proof of vaccination, neuter/spayed, license and information on the pet is required. Breed and weight restrictions apply. An acceptable rental history of pets is required. 
 

14. Home inspections: Management reserves the right to require a home inspection of your current residence as part of the qualifying process.
