Qualification Criteria
Before submitting an application, please review the criteria below. If you believe you meet these requirements, we welcome your application and would be happy to consider you. If you have any questions, feel free to reach out.
Please note: Zillow applications are not reviewed unless you have toured the home and completed our in-house application.
Application Requirements
General Application Rules
- Every person 18 years or older must complete and sign their own application.
- All sections must be filled out completely. Missing, incorrect, or misleading information will result in disqualification.
- Failure to disclose required information—such as number of occupants, pets, or other requested details—may result in denial. If discovered after move-in, the lease may be terminated.
Screening & Verification
- An investigative consumer report fee and criminal background check (where permitted by law) are paid directly to the provider. These reports help determine eligibility.
- A government-issued photo ID is required (Driver's License, State ID, Passport, or Green Card). Military IDs cannot be accepted.
Qualification Criteria
1. Credit History
- Applicants must show a history of paying financial obligations on time.
- A FICO score below 680 may result in denial, where permitted by law.
2. Eviction History
- No prior evictions.
3. Rental History
- Must be verifiable from unbiased sources.
- Applications may be declined if rental history includes relatives as landlords or if fewer than two prior landlords are listed.
- Rental history should demonstrate the ability to pay similar rent and utilities consistently.
- Positive references from previous landlords are required.
- All references will be contacted.
4. Employment & Income
- Minimum two years of stable employment.
- Household income must be at least 2.8 times the monthly rent (before taxes).
- Income must be verifiable through pay stubs, employer contact, and/or tax records.
- Self-employment income must be verified through tax returns.
- Part-time employment may be considered if you have been in the position for at least one year.
- Employment history must show no gaps in the past two years unless due to full-time schooling or disability (please note this in the application and enter $1.00 or disability income).
5. Proof of Income
- Provide your two most recent pay stubs.
- Self-employed or 1099 applicants must provide tax returns and six months of bank statements.
- All applicants must provide the first two pages of their most recent tax return.
6. Proof of Funds
- Last one to two months of bank statements for each applicant.
9. Criminal History
- Applications will be denied for convictions or crimes that pose a threat to the property or to other residents' peaceful enjoyment.
Security Deposit
- Security deposit must be paid upfront by cashier's check, money order, or cleared electronic transfer at lease signing.
Application Order
Applications are processed on a first-come, first-served basis.
Smoke-Free Policy
All properties are 100% smoke-free, indoors and outdoors, including patios, porches, and yards, and parking lots.
Pets (If Allowed)
- Pet rent is $50 per month per pet.
- Pet insurance, vaccination records, spay/neuter proof, license, and pet details are required.
- All pet are required to be registered Rentineastbay.petscreening.com
- Breed and weight (maximum 20 lbs) restrictions apply.
- Positive pet rental history is required.
Home Inspection
- Management may require a home inspection of your current residence as part of the qualification process.
