Qualification Criteria For Rental Renting

Before filling out an application, please review our list of criteria below. If you feel you meet the criteria please apply because we would be happy to rent to you. Also, if you have any questions or concerns, feel free to ask. Visit the RENTALS tab in www.rentineastbay.com for pictures and more details of the property for which you are applying. 

  1. Everyone over the age of 18 must complete, sign, and submit their own application. ALL AREAS MUST BE FILLED IN!  Incorrect or misinformation will disqualify you as a prospective renter. If you fail to disclose properly such as number of occupants or pets or any other information as requested on this application, you will be disqualify and if found after lease start date, your lease will be terminated.
  2. An investigative consumer report fee and criminal check, if permitted by law, is paid directly to the provider and will be used for the purpose of running credit and eviction reports to determine eligibility.
  3. You must provide a government issued photo ID.  Driver's license or State issued ID card, Passport, or Green Card, and Social Security card are required.  Note: Military cards are not accepted.
  4. On your credit report you must have a credit history that demonstrates a willingness to pay financial obligations in a timely manner. If your FICO score is below 670, then your application may be considered for certain cases.  The total monthly payments (including rent, car payment, bills, student loans, etc.) must not exceed 50% of gross income. CONDITIONAL APPROVAL with FICO score between 625 and 670 with an increased deposit of $500.
  5. You must have no records of eviction. 
  6. We require favorable responses from references and previous Landlords. All references will be contacted.
  7. Employment History and Sufficient Income:  We require monthly a minimum of two years of stable employment history and monthly income of 2.7 times the rent in total household income (before taxes, include income from all adults). Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self-employment must be verified through tax records.  Part-time jobs may be considered if employed at the job for one year or more. Application must not show any gap in last two years employment history. If gaps due to full time student or disability, enter the information in application and put $1.00 or disability earnings for income.  Each roommate must meet the income requirement. Minimum income required in $1,500 per month. If earnings less than $2,000 per month, income required is 3.5 times the rent. Combined debt and housing expense should be below 65% of the income.
  8. Proof of Income: Most recent two paystubs or an official letter from your employer on company letterhead should be attached to the application.  For self-employed 1099 applicants, your tax returns6 months bank statements and/or 1099's are needed.
  9. Proof of funds: Last month or two bank statements for each applicant may be necessary to support income and credit but not required upfront.
  10. Rental history must be verifiable from unbiased sources. If you're related by blood or marriage to one of the previous Landlord(s) listed, or your rental history does not include at least two previous Landlords, your application may be declined. Rental history should show history of renting a property with similar rent and rent payment.
  11. ?You will be denied if you have a conviction or any type of crime that would be considered a threat to the property or the ability of other residents to peacefully enjoy the premises.
  12. An up-front payment of security deposit is required by cashier's check or money order or cleared Electronic Funds Transfer when signing a rental contract.
  13. Applications are accepted on a “FIRST COME, FIRST SERVE BASIS” 
  14. All of our properties are smoke free. There is no smoking allowed anywhere on the property, inside or outside, including patio, porches, front and back yards.
  15. If property allows pets, we will require pet rent which is $50 a month per pet.  Pet insurance, proof of vaccination, neuter/spayed, license and information on the pet is required. Breed and weight restrictions apply. Acceptable rental history of pets is required.
  16.  Home inspections: Management reserves the right to require a home inspection of your current residence as part of the qualifying process.
